Villa Le Tiki is an elegant air-conditioned Provençal villa of 135 m², ideally situated in the heart of Flayosc, one of the most beautiful villages in Var. It welcomes up to 8 travellers in a calm, intimate and warm atmosphere, just a few minutes' walk from the shops, restaurants, market and village activities.

Nestled within a private garden of 1,100 m², entirely enclosed and with no overlooking properties, the villa invites you to a true "holiday" stay. Between swims, lunches in the shade, peaceful afternoon naps and long summer evenings around a good meal, everyone makes the most of the outdoor spaces and Mediterranean gentle living.

The property features a private freeform swimming pool, perfectly integrated into the landscaped garden. All around, several spaces have been designed for your comfort: sun loungers, parasols, shaded terraces, outdoor lounge under pergola, large table for 8 people, barbecue and covered area to extend meals even during the hottest hours.

The garden, planted with typically Mediterranean species (olive trees, oleanders, agapanthus), creates a soothing and restful atmosphere. With no overlooking properties, it guarantees you complete peace and quiet.

The villa offers 4 air-conditioned bedrooms, divided between the ground floor and an independent upper floor.

On the ground floor: a first bedroom with a 180 cm double bed, and a second bedroom with two 90 cm single beds that can be joined into a 180 cm double bed according to your needs.

On the upper floor, accessible by an external staircase from the garden, a very popular independent space for families or groups of friends comprises two additional bedrooms: one with a 180 cm double bed, the other with two 90 cm single beds.

This configuration allows everyone to preserve their privacy whilst sharing the outdoor spaces and moments of conviviality. It is particularly suitable for stays by two families, groups of friends or those who wish to have an independent space.

The villa also has two bathrooms, one of which features a double basin and bathtub.

The living areas are comfortable and welcoming. The lounge is organised around a fireplace, ideal for gathering after a day of exploration or swimming. A separate dining room allows you to share meals indoors, whilst the kitchen, enclosed by a workshop-style glass wall, adds character to the whole.

Fully equipped for cooking with ease, the kitchen includes an oven, induction hobs, a dishwasher, a microwave and a coffee maker.

For your comfort, Villa Le Tiki also provides you with Wi-Fi, a television, a washing machine, a tumble dryer and a laundry room.

Bed linen and towels are provided, and the beds are made before your arrival so you can enjoy your stay immediately.

Reversible air conditioning is present in the various rooms of the house, ensuring excellent comfort both in the height of summer and outside the high season.

The location of Villa Le Tiki is particularly pleasant: you enjoy the calm and privacy of a private property whilst being directly in the heart of Flayosc village.

Within a few minutes' walk, you reach bakeries, small shops, restaurants, cafés and Provençal market. The village boules pitch is located in immediate proximity to the house, ideal for experiencing the local atmosphere.

In the morning, go and fetch the bread on foot, have a coffee on a terrace or wander through the alleyways. On market days, let yourself be seduced by the colourful stalls, local products, seasonal fruits and vegetables, Provençal specialities and the friendly atmosphere of the South.

In summer, Flayosc comes alive to the rhythm of night markets, concerts, local festivities and evenings in the village squares — a real comfort to be able to enjoy them without having to drive back to the villa.

Flayosc is also an ideal starting point for discovering Var. Nature lovers can reach the Gorges du Verdon in approximately 45 minutes. The Mediterranean beaches, particularly towards Saint-Raphaël, the Estérel and the Saint-Tropez Gulf, are accessible in approximately 40 minutes.

The region is full of outing ideas: Dracénie wine estates, hilltop villages, Provençal markets, hiking trails and typical landscapes of the Var hinterland. Among the villages to discover: Tourtour, Cotignac, Villecroze, Salernes and Bargemon, perfect for lovely day trips.

Villa Le Tiki is entirely privatised throughout your stay. You enjoy free access to the house, swimming pool, garden, terraces and parking on the property: no space is shared with other travellers.

Private parking is available directly on site.

A car is still recommended for exploring the region, reaching the beaches, wine estates, surrounding villages and the Gorges du Verdon. However, once settled at the villa, the entire centre of Flayosc can be easily discovered on foot.
