Villa Le Tiki is an elegant air-conditioned Provençal villa of 135 m², ideally located in the heart of Flayosc, one of the most beautiful villages in Var. It welcomes up to 8 travelers in a calm, intimate and warm atmosphere, just a few minutes' walk from shops, restaurants, the market and the village's activities.

Nestled within a private garden of 1,100 m², entirely enclosed and without overlooking neighbors, the villa invites you to a true "vacation" stay. Between swimming, lunches in the shade, quiet siestas and long summer evenings around a good meal, everyone fully enjoys the outdoor spaces and Mediterranean charm.

The property has a private free-form swimming pool, perfectly integrated into the landscaped garden. All around, several spaces have been designed for your comfort: sun loungers, parasols, shaded terraces, outdoor lounge under pergola, large table for 8 people, barbecue and covered area to extend meals even during the hottest hours.

The garden, planted with typically Mediterranean species (olive trees, oleanders, agapanthus), creates a soothing and relaxing atmosphere. Without overlooking neighbors, it guarantees you complete tranquility.

The villa offers 4 air-conditioned bedrooms, divided between the ground floor and an independent upper floor.

On the ground floor: a first bedroom with a 180 cm double bed, as well as a second bedroom with two 90 cm single beds that can be combined into a 180 cm double bed according to your needs.

Upstairs, accessible by an external staircase from the garden, a very popular independent space for families or friends includes two additional bedrooms: one with a 180 cm double bed, the other with two 90 cm single beds.

This configuration allows everyone to preserve their privacy while sharing outdoor spaces and moments of conviviality. It is particularly suited for stays of two families, groups of friends or those who wish to have an independent space.

The villa also has two bathrooms, one of which has a double sink and bathtub.

The living spaces are comfortable and welcoming. The living room is organized around a fireplace, ideal for getting together after a day of discovery or swimming. An independent dining room allows you to share meals indoors, while the kitchen, enclosed by a workshop window, adds character to the whole.

Fully equipped for simple cooking, the kitchen includes an oven, induction hobs, a dishwasher, a microwave and a coffee maker.

For your comfort, Villa Le Tiki also provides you with Wi-Fi, a television, a washing machine, a dryer and a laundry room.

Bed linens and towels are provided, and beds are prepared before your arrival so you can enjoy your stay immediately.

Reversible air conditioning is present in the various rooms of the house, ensuring excellent comfort both in the height of summer and outside the high season.

In summer, Flayosc comes alive to the rhythm of night markets, concerts, local festivities and evenings in the village squares — a real comfort to be able to enjoy them without taking the car back to the villa.

Flayosc is also an ideal starting point for discovering Var. Nature lovers can reach the Verdon Gorges in approximately 45 minutes. Mediterranean beaches, particularly towards Saint-Raphaël, the Esterel and the Saint-Tropez gulf, are accessible in approximately 40 minutes.

The region is full of ideas for outings: Dracénie wine estates, perched villages, Provençal markets, hiking trails and landscapes typical of the Var hinterland. Among the villages to discover: Tourtour, Cotignac, Villecroze, Salernes and Bargemon, perfect for beautiful day trips.

Villa Le Tiki is entirely privatized for the duration of your stay. You enjoy free access to the house, pool, garden, terraces and parking on the property: no space is shared with other travelers.

Private parking is available directly on site.

A car is recommended to explore the region, reach the beaches, wine estates, surrounding villages and the Verdon Gorges. However, once settled at the villa, the entire center of Flayosc can be easily discovered on foot.
